# Planned maintenance

> Recurring work you know is coming: servicing, statutory visits and replacements.

Planned maintenance is work on a schedule rather than a report: a boiler service every year,
a fire alarm test every quarter. Find it under **Repairs → Planned maintenance**.

## Programmes

<Steps>
  <Step title="Choose a service template">
    Templates describe the work and how often it recurs. Manage them in **Settings →
    Planned maintenance → Service templates**, with cost codes alongside.
  </Step>

  <Step title="Start a programme">
    Apply a template to a property, a block, or one asset (for example, one boiler). SortX
    creates the first occurrence.
  </Step>

  <Step title="Instruct, book, complete">
    When an occurrence is due, SortX gives your team a task to instruct a contractor (or,
    if you set the programme to, instructs your usual contractor for it). The contractor books
    and completes the visit as for any job.
  </Step>

  <Step title="Review">
    A person reviews every completed visit. Accepting it schedules the next occurrence.
    Rejecting it raises a re-visit or a repair for the remedial work.
  </Step>
</Steps>

A completed statutory visit can cite the certificate filed in
[Compliance](/guides/compliance), and its invoice follows
[Contractor invoices](/guides/contractor-invoices).

## Asset lifecycle

Record an asset's expected life to see when it is due for replacement. You can send the
landlord a replacement proposal by email; record their decision, and an approval raises a
repair for the work.
